Kitchen Bathroom Renovations Boost Resale Value

Install a new vanity

If your bathroom has a pedestal sink, replace it with a vanity cabinet that hides plumbing and makes the room feel bigger. First, shut off the water at the main valve, then remove the hot- and cold-water supply tubes. Put a bucket under the drain P-trap to catch any drips.

Place the vanity cabinet in its new location, aligning it with the marks you made on the wall. Using a bubble level or laser level, check that the cabinet is level side-to-side and front to back. If it isn’t, use wood shims to level it.

Screw the vanity to the wall by driving 3-inch cabinet screws through the mounting strip in the back of the cabinet and into each stud in the back wall only. If the cabinet has a backsplash, apply a bead of silicone caulk along the edge where it meets the wall.

Add a new shower

To remove old grout, you can use an oscillating multitool fitted with a grout removal blade. Be sure to wear eye protection as the process can be dusty. It’s also a good idea to hang plastic sheeting over your work area and use a shop vacuum to suck up the dust as you go.

Mix your new grout and apply it using a rubber grout spreader or float. When you finish, be sure to wipe away any excess with a damp sponge. Then, after it has dried completely, clean off any haze with a haze remover product.

Add new lighting

Kitchens and bathrooms are the two areas that will offer you the most immediate return on your investment in terms of resale value. Both spaces can be remodeled to improve functionality and make cooking and bathing easier, but if you’re looking for a quick return on your dollars, it makes more sense to start with the kitchen.

For the bathroom, you may want to consider recessed lighting. This can be a great way to bring a soft glow over the entire space, and also highlight artwork or architectural features in the room.
